Fix and Flip Loan Requirements
Fix and flip loan requirements are designed around the investment property, the renovation plan, the borrower’s experience, and the overall exit strategy. Unlike conventional owner-occupied financing, fix and flip loans are intended for real estate investors purchasing or refinancing non-owner-occupied properties that will be renovated, repositioned, sold, or refinanced.

While requirements vary by lender and individual transaction, real estate investors should generally be prepared for the following:

• Investment Property — The property must generally be a non-owner-occupied real estate investment intended for renovation, resale, rental stabilization, or another qualifying investment strategy.

• Purchase Price and Property Value — Lenders evaluate the acquisition price, current property value, and the overall economics of the transaction.

• After-Repair Value (ARV) — The projected value of the property after the planned renovation is completed may be an important part of the underwriting analysis.

• Rehab Budget / Scope of Work — Investors should provide a clear renovation budget and detailed scope of work showing the improvements planned for the property.

• Borrower Experience — Prior fix and flip, renovation, construction, landlord, or real estate investment experience may be considered depending on the lender and program.

• Acceptable Credit Profile — Borrowers must meet the credit requirements of the applicable lender and loan program.

• Down Payment or Equity — Purchase transactions generally require borrower equity, while refinance transactions are subject to maximum loan-to-value and leverage guidelines.

• Liquidity and Reserves — Borrowers may be required to demonstrate sufficient funds for the down payment, closing costs, required reserves, and any borrower-funded portion of the renovation.

• Appraisal or Property Valuation — An appraisal, broker price opinion, or other acceptable valuation may be required to support the current value and projected after-repair value.

• LLC or Business Entity — Many fix and flip transactions close in an LLC or other qualifying business entity, subject to lender requirements and personal guaranty provisions where applicable.

• Insurance — Appropriate property, hazard, builder’s risk, or other required insurance must generally be in place before closing.

• Exit Strategy — The borrower should have a clear plan to sell the renovated property, refinance into longer-term financing, or otherwise exit the short-term loan.

• Complete Loan Package — Faster closings are more realistic when the borrower provides complete property information, entity documents, renovation details, financial documentation, title information, and other required items early in the process.
